The average rental unit asking price in Canada saw a 4.8% decrease to $2,035 in August compared to the previous year, making it the largest year-over-year drop since March, according to a recent report by Rentals.ca and Urbanation. This marks the 23rd consecutive month of declining year-over-year rents, with prices now down by seven percent compared to 2024. While rents remained relatively stable on a monthly basis, experiencing a slight 0.1% decrease from July following four consecutive monthly increases, the rental market faces new uncertainties due to the escalating trade tensions between Canada and the United States. Urbanation president Shaun Hildebrand has expressed concerns that lower employment rates and consumer confidence could dampen rental demand in the short term, while potential higher construction costs pose a threat to the rental supply. Specifically, asking rents for purpose-built apartments dropped by 3.3% year over year to an average of $2,038, while asking rents for condominium apartments fell by 7.7% to $2,050 in the same period.
