“Rightmove Reveals Top 25 Towns with Soaring Property Prices in 2025”

Rightmove has unveiled the 25 towns that experienced the largest surge in property prices in 2025.

Leading the list is Hawick in Roxburghshire, Scottish Borders, where the average home asking price shot up by 18% to £148,633. Following closely, Durham secured the second spot with a 15% increase to £251,339, while Stannington in Sheffield saw a 12% rise to £264,078.

The top spots in Rightmove’s 2025 growth ranking were dominated by more affordable regions, determined by a blend of house prices, demand, and supply dynamics. Across the top 50 areas, the average home asking price stands at £270,711, significantly below the national average of £368,031 by nearly £100,000.

National average property prices by the end of 2025 were slightly lower by 0.6% compared to the previous year. Scotland stood out as the most represented region in the top 50 list, with 12 locations, trailed by the North West and Yorkshire & The Humber with 8 each. Notably, London, with an average asking price of £679,782, did not make it to the top 50 for price growth in the past year.

According to Rightmove, affordability played a pivotal role in driving price growth in 2025. The trend continues to favor suburbs located within convenient reach of city centers, as many businesses maintain a hybrid work model. Additionally, proximity to universities and major NHS trusts emerged as influential factors driving property demand, as noted by Rightmove.

Colleen Babcock, a property expert at Rightmove, highlighted the impact of a larger buyer pool seeking homes within more accessible price ranges. Areas with a higher availability of homes priced below the average asking price experienced heightened demand, thereby boosting house price growth in those regions.
