According to the research, Sunderland in England emerges as the most budget-friendly city, with monthly payments making up 17% of the typical single earner’s income.
The average price for a one or two bedroom property in Sunderland is £106,700, aligning with the average single income of £28,600.
In the London region, Havering shines as the most economical borough, where a one or two-bedroom home carries an average cost of £305,200, approximately 7.3 times the average earnings of £41,600 for a single buyer.
Moving to Scotland, Aberdeen takes the spotlight as the top affordable location for single buyers, boasting an average monthly mortgage payment of £438, based on an average property value of £114,700.

Swansea emerges as the most cost-effective spot in Wales, with an average property price of £149,000 and typical monthly mortgage payments of £569.
Zoopla highlights the challenges faced by single buyers, as lenders typically evaluate affordability based on a single income rather than a combined household income.
The analysis focused on smaller homes with one or two bedrooms, comparing their prices with the average incomes of single earners.
Furthermore, it was noted that single buyers account for nearly 39% of first-time property purchases.
Richard Donnell, the executive director at Zoopla, emphasized the increasing feasibility for single individuals to own a home, powered by rising incomes and favorable mortgage rates.
Donnell advised potential buyers to conduct thorough research on mortgage options tailored for singles, consider alternative locations, and select properties that align with their preferences.
The message conveyed was
